Enclosed Garden and Private Parking
Hillcote's back garden and decking area are enclosed with no hazardous water features.

Off-road parking for two cars and one on-road at the bottom of the drive in front of Hillcote.

Patio area in back garden with dining table and chairs to set eight and charcoal BBQ.
​
Corner sofa, coffee table and bistro table and chairs on decking area (small gate at top of stairs to garden).

Two sun loungers. External shower.
Family friendly
High quality baby and toddler equipment are provided (2 x travel cots and mattresses, 2 x high chairs, 2 x bed rails, baby bath, toddler step, baby/toddler cutlery and dinner ware).
Beautiful wooden toys, games and books to suit all ages. Wooden playhouse and slide in the garden.
Handmade wooden stairgates at top and bottom of staircase, rounded edges on furniture or corner cushions, furniture/TVs bolted to walls for safety.
Spacious
In traditional Edwardian house architecture, Hillcote has lovely high ceilings, spacious rooms and large windows. The magnificent spacious stairwell exudes grandeur with beautiful cornices and chandeliers.
There are two beautiful living rooms both comfortably seating 8 guests.
The large open plan kitchen and dining area is light and airy with double doors onto the beautiful decking area and onto the garden.

There are two bathrooms in the house and a WC and basin in one of the outbuildings in the garden and an external shower. The bath in the family bathroom is huge !
Sustainability
Sustainability is at the heart of Hillcote.
All furniture, fiixtures and fittings sourced using key sustainability criteria. For example, Hillcote’s beautiful curtains are made from recycled plastic or responsibly sourced cotton. Wooden furniture is either antique or made from FSC certified wood.
All waste from Hillcote is collected by a specialist company that ensures even general waste is 100% recycled.
Luxury and Comfort
Hillcote exudes luxury and comfort.
Both living rooms have elegant and sumptuous sofas, soft throws and cushions to snuggle up.
Super comfortable bed mattresses hand-made in the UK. Two of the bedrooms have a choice of medium and firm matresses.

Black out blinds or curtains in every bedroom and privacy day blinds. Hairdryers in every bedroom

Welcome hamper.
Quality
High quality kitchen equipment with brands such as Le Creuset, Dualit and Zwilling to make cooking and dining a luxurious experience.

All furnishings, fittings and equipment took a year to carefully source to ensure quality.
Whether it's the super comfy beds and sofas, the beautiful dekton dining table seating 8, the stunning edwardian brass door knobs or the beautiful double plug sockets that also have USB ports - everything exudes quality! ​
Safety
Fire risk assessments conducted yearly and equipment checked regularly.
Interconnecting smoke detectors and alarms in every room and heat detector in the kitchen. Fire blanket in kitchen and fire extinguisher on first and second floor. Boiler located in outbuilding with carbon monoxide detector. Emergency torches provide night lighting on stairwell and hallway.
Heavy furniture discreetly bolted to walls for toddler / child safety. Furniture with rounded corners or safety pads on sharp corners. Bespoke hand made stairgates at top and bottom of stairwell.
Entertainment
Hillcote has smart TVs in the living room, drawing room and kitchen. Sky Glass TV in living room.
All TVs have Sky package including Sky Sports.
Google nest hub in kitchen/diner and google nest minis in living room and drawing room to stream music via bluetooth. Excellent free WiFi.
Plenty of books and games for all ages.

Location
Hillcote is only a short walk to the centre of Wadebridge with all of its amenities. Fiive minutes walk to the Camel Trail for walking or cycling.
Only a 10 to 15 minutes drive to some of the best bathing or surfing beaches in North Cornwall. Great location for other attractions in Cornwall.
Newquay airport or Bodmin Parkway railway station only 20 - 25 minutes drive.

Storage space
Plenty of space in Hillcote's refurbished outbuilding to store your cycling, surfing, body boarding and walking kit.
Inside Hillcote there's plenty of room for shoes and coats in the lobby and athough the kitchen has loads of equipement, there's still lots of empty cupboards and a large fridge/freezer for your food.
Each bedroom has plenty of drawers and wardrobe space for clothes with beautiful wooden coat hangers.
Dog friendly
Two well behaved dogs are very welcome at Hillcote. Rugs provided on sofas.
Dog bowls and mat, dog treats and dog towels are provided. A dog crate (size xl) and dog mattresses are also available upon request.
There are plenty of lovely dog walks to do from Hillcote including the Camel Trail which is only a 5 minutes walk away.
